The person whose name appears on the Booking Form agrees to take full responsibility for ensuring that all members of the party adhere to the Conditions of Let set out below. In these Conditions of Let, “Owner” refers to the owner of the property you are booking; “Property” refers to the cottage you are booking.

  1. The number of people occupying the Property is limited to that stated on the booking form, unless by prior consent with the Owner.
  1. A 30% deposit of the rental charge is required to secure the booking, payable by cheque to “Mr W A Ison”, or Bank Transfer. The balance of payment is required 4 weeks prior to your arrival date. If a booking is made less than 4 weeks before the start of the Let period, please pay the full rental charge at the time of booking. Failure to pay the balance of the rental charge by cheque, or direct to our bank account (4 weeks prior to arrival), will result in the Owner treating the Property as available for re-booking.
  1. Cancellation due to the UK government COVID-19 public health restrictions. If you have to cancel your booking due to the government public health restrictions, including a national lockdown, mean it is unlawful for you to travel to or to make use of the accommodation you have booked for holiday usage, you may choose to:
    1. Transfer your booking to another date, subject to availability, you will need to pay any difference in price if the cost of the new booking is higher or be reimbursed the difference of the cost of the new booking if it is lower than the original booking.
    1. Request a refund of the amount you have already paid for the booking.
  1. Cancellation due to unforeseen circumstances. If you have to cancel your booking due to the unforeseen circumstances, you may choose to:
    1. Transfer your booking to another date, subject to availability, you will need to pay any difference in price if the cost of the new booking is higher or be reimbursed the difference of the cost of the new booking if it is lower than the original booking.
    1. Request a refund of the amount you have already paid for the booking.
  1. One pet allowed, unless specifically agreed with the Owner in advance.
  1. These are No Smoking properties. Should guests wish to smoke they are kindly requested to do so in the garden outside, disposing of any cigarette ash and butts in the waste bins adjacent to the garage.
  1. Please let us know of any accidental damage or breakages so we can repair or replace them for the next guests. We reserve the right to charge for any damage or breakages that are not deemed to be accidental.

  1. You must respect and look after your accommodation during your stay and you must leave the Property clean and tidy.
  1. You accept that the responsibility for personal property of guests occupying the accommodation is solely theirs. All vehicles are also left at the guests’ risk. Guests agree to absolve the Owner of any responsibility for any accident or mishap to persons or property whilst on the premises or whilst engaged in any activity therein, or from any illness or injury arising from any causes whatsoever.
  1. You agree to use the Property solely for its intended purpose as self-catering accommodation and to accept the Owner’s right to refuse to hand over the Property to any person deemed unsuitable to take charge.
  1. Causing a nuisance or disturbance to neighbours or unreasonable behaviour may result in the Owner requesting you to leave.
  1. You agree to allow the Owners or agents access to the Property at all reasonable times. We will only ever request access to your property in case of emergency repairs, etc.
  1. Please do not flush any non-bio-degradable items down the toilet including sanitary waste, wipes, nappies, incontinence items or ostomy bags as they cause blockages in the drainage system. Please bag it and bin it.
  1. Please contact us prior to your arrival in order that we can confirm the key code for the key safe ~ Rosemary or Alex on 07860 153277. Guest arrival time is from 4pm. Please vacate the Property by 9.30am at the latest on your day of departure unless special arrangements have been made with the Owner. This is to allow us to prepare the Property for the next guests.
  1. All of our portable electrical appliances have been tested and approved within the terms of the Fire Assessment Regulations. As the use of your own personal electrical equipment is out of our control it must be at your own personal risk.
  1. The cottage has Wi-Fi access to the internet; guests must not use this internet facility to download pirated material such as music, films, games or inappropriate material.
